The Area 20 Precinct is located in Sydney’s North West Growth Centre on Windsor Road adjacent to the new Rouse Hill Town Centre.

The 245ha site includes the Rouse Hill Estate, House and Farm (c.1813), the Rouse Hill Regional Park, a caravan park, Anglican College and 2-3ha rural lifestyle allotments. The site is bisected by Second Ponds Creek which is an important ecological habitat.

LFA was engaged to prepare an Indicative Layout Plan, Development Control Plan and accompanying Precinct Planning Report for the new release area.

The Precinct is planned to accommodate some 6,000 new residents, 2200 dwellings and support facilities.

Precinct planning took into account the presence of the historic Rouse Hill House and Estate and formulated controls to protect its visual curtilage.

The final plan incorporated the extension of the North-West Rail Link beyond Rouse Hill Town Centre and a new railway station with a supporting Local Centre at Cudgegong Road.
