Bowden Urban Village is 20 ha of ex-industrial land immediately north of the Adelaide CBD, formerly the Clipsal Factory and Origin Energy grounds.

The original Masterplan for the Transit Oriented Development was completed in 2009. Due to changing circumstances in land ownership and transportation, LFA in association with Annand Alcock Urban Design were appointed to update the Masterplan and to prepare Urban Design Guidelines.

LFA also prepared detailed guideline material for Stage 1 including indicative housing layouts and elevations.

Block 1, between 6th and 7th Streets is the first development stage. It will be 3 to 4 storeys to integrate with adjacent residential uses. Service lane access allows for a fine grained subdivision pattern and a number of low-medium rise typologies.

The proposed mixed development yield for Block 1 is approximately 125 residential dwellings and 2,300m2 commercial/ retail space.
