The Waterfront at Shell Cove is a 100ha award-winning master planned community focused around a new Boat Harbour and Marina, located 17km south of Wollongong on the NSW South Coast. The project has been subject to both State and Local government planning approvals.
In 1996, Ministerial Consent was granted for the construction of the new Boat Harbour and Marina. In 2007, the surrounding Boat Harbour Precinct was declared as a Major Project (State Significant) and in 2011 Concept Plan Approval was granted by the NSW Department of Planning under Part 3A of the NSW Environmental Planning & Assessment Act 1979, setting the overall framework for detailed design and implementation.
LFA was instrumental in securing the above approvals, having prepared Environmental Impact Statements, Environmental Assessments, Preferred Project Reports, and undertaking considerable liaison with State Government authorities and stakeholders.
The subsequent repeal of Part 3A saw the relevant authority transition from NSW Department of Planning to Shellharbour City Council. We successfully navigated this process, obtaining Council approval for the subdivision of the first residential development stage, Precincts B1 and C1. This involved the preparation of a Statement of Environmental Effects that satisfied the Part 3A requirements, including the preparation of detailed Design Guidelines.
Our approach to approvals has been closely integrated with our master planning, providing a robust and flexible framework for the progressive approval and delivery of this significant development project.
